Coronado Market Update

August Activity
August brought steady activity across Coronado, with meaningful movement in The Shores, the Village, and the Cays—even as the traditional late-summer slowdown begins to settle in.
At The Coronado Shores, three residences closed during August, all two- and three-bedroom homes. Buyer activity remained encouraging as well, with four units going pending: three one-bedroom residences and one three-bedroom residence.
In the Coronado Village, 21 properties went pending and 15 properties sold, reflecting continued buyer engagement across the community. Meanwhile, the Coronado Cays saw two properties go pending and five properties sell.
Mortgage Rates
As of this writing, current mortgage rates are approximately:
• 6.63% for a 30-year fixed-rate mortgage
• 6.38% for a jumbo loan
Rates remain an important part of the conversation, although in Coronado’s luxury market we have a tremendous amount of cash transactions. In general, financing strategies can make a meaningful difference in a buyer’s purchasing power or investment strategies as well as a seller’s pool of qualified prospects.
The Seasonal Shift
With schools back in session, we’re seeing the normal late-summer pause in activity. That said, this period often brings a new wave of buyers as family schedules settle and attention turns toward enjoying Coronado’s year-round coastal lifestyle.
Water Quality: Signs of Progress
On the water-quality front, we recently attended a presentation in Imperial Beach. As mentioned in last month’s update, this remains a complex issue and progress can feel slow. Still, it appears that the wheels are moving in the right direction.
Federal government involvement is beginning to show promise, and there’s increasing attention on the long-term solutions needed to address the issue. Time will tell, but we remain optimistic that meaningful progress and a positive outcome are ahead.
We await the EPA’s most recent quarterly update report—hopefully we’ll have it available to share in the next issue.
Keeping Perspective
It’s easy to get distracted by the constant background noise—midterm elections, political headlines, global conflict, oil prices, and the daily stream of economic commentary. Those issues can certainly affect confidence and market sentiment, but successful real estate decisions are usually made by focusing on the fundamentals rather than reacting to every headline.
In preparing this month’s update, we were reminded of an old newsletter written by Richard Maitland, one of the original founders of The Coronado Shores Company. It’s interesting to reflect on how much has changed—and how much has remained the same. Markets move in cycles, headlines come and go, and Coronado’s unique lifestyle, limited inventory, and enduring appeal continue to make it a special place to own real estate.
